Are we paying enough vigilant in maintaining the energy management systems of the existing commercial towers in Dubai ???? My observation during one of the site visit to a prestigious commercial tower, 19 th floor office fit- out site , is prompting me to say ... Not enough .
Sad part of the story is that many of these buildings are built with BMS with total integration capability for HVAC , Lighting , Security , Fire Alarm Systems for increasing the energy efficiency and comfort level of the occupants and therefore a huge investment in the upfront by the building owner .
Who will Bell the Cat ???? No reason to choose other than facility management team and they should assume the post of tying the Bell
Complacency of the property owner facility management team for not enforcing a proper guideline for all fitoutworks for the future lessees will allow the fit out contractor overlook the existing building energy management infrastructure ,for instance lighting management system
Are they washing away the green feature of the building ??? Perhaps ,Yes .
Siting difficulty for getting the system installer , long procurement time in finding the suitable fittings etc .the contractor end up in choosing traditional light fittings ( without DALI - Digital Addressable Lighting Interface ) and thus installing a normal lighting system .
End result is wastage of the infrastructure available and undermining the energy management strategy of the building .
One way out in my mind to suggest to minimize this issue by providing along with the leased agreement , a proper guidelines for the fit-out contractors includes brief details of the building system infrastructure and energy management strategy and it's full compliance .
This underline the role of facility management team in sustain the sustainability features of the building.
